I asked the Town of  Niagara on the Lake to provide some information about a 40 acres agricultural land listed by MLS which has annual taxes over $3000 without any building and utility. 

My question were:
- Explain that high annual tax  for 40 acres of agricultural land
- Assessed value, building possibilities for dwelling and barn/silo
- other possible uses of land

The answer from Town of Niagara on the Lake:
As per your request, please be advised of the following fees required to obtain this information:
Tax Certificate - $50.00
Zoning/Conformity Statement - $150.00
Zoning/Use Statement Only - $60.00

Is something wrong with the clerk ?   $260!!!

I believe most of municipalities, if not all, charge these fees, more or less. Tax / assessed value, conformity / outstanding order(s) etc., you would very likely have to pay. Zoning is normally free. I know City of Markham for one, if requested, gives out property specific zoning info for free.
