Wait until you look at a (regular real estate) listed property with a coffin in the basement.  Bathroom tiled and painted black, tenants came out after dark and just before Halloween.  Happened to me a decade ago.  

It is a true story and the post (on another website)  won an investment award in the United States

' I called my inspector over.  In thirty years in the inspection business he had never seen anything like it.  "A coffin!!!!"   It being daylight of course as was to be expected, it was closed.  

In recounting the incident to my lawyer later, I asked him for a professional legal opinion.  "Was the coffin a chattel or a fixture?"  He replied that he considered it a chattel because it was unbolted to the floor, but that he understood that the rules may be different in Transylvania.  '

Its like tax sales.  I call them real estate on the 'WILD' side.   ;D

Back to your funeral home.  My mom used to play bridge every week with the wife of the local funeral director for decades.  In those days it was the law that they had to live at the funeral home so as to be always available.

My prediction is that it will scare off some buyers at a tax sale which is good but you will have to work at it to sell it.  Comes with the territory.

I assume you are conducting this survey as it relates to the sale in Welland (your survey closes one day before).  My experience with this same type of situation is that it is a very peaceful neighbourhood, just be prepared to occasionally have to wait a while to get out of your driveway.  More pertinent to this situation however is that it is in rather close proximity to a major road.....noisy.  However there is a smaller road between which is actually paved in bricks....still there over a hundred years later.
