Title: clarification on terms

Does anyone have any experience with this on a title search
??
There is a certificate of pending litigation. You
would need to seek legal advice to determine
the effect this would have on the title.

My guess is if the litigation has nothing concerning crown then the certificate has no effect on the tax sale.

Best to find out what it is before making such a determination.  It could be a non financial issue, such as trespass...or in Dave's case a neighbour who has had a water well located on your property and wants to continue to use it.  Many possibilities here that could survive a tax sale.  Could be contaminants on the property that have migrated to a neighbouring property, you need to find out what it is about.  8)
