I went to the Thunder Bay one today. You could hear a pin drop in there. The person who served me said most of the searches are all done electronically now as I only saw a few people working. I expected a pretty busy place.

Sounds like a good office to get good information on Thunder Bay properties.  Go in with a fresh baked pie one afternoon and I'll bet you can strike up a long conversation on properties.

  That is a great list, Rob; the only thing I can add is that each registry office is numbered, so when you see that a property is part x on plan 34Rxxxx, it means that the property is registered in registry office # 34. This is helpful in areas such as Kinmount, where overlapping or confusing boundaries leaves even the people in the municipal office wondering "where the @#$$&**$@@%$& is that property registered, Minden or Peterborough"? It took me two days to get the right answer. I'd advise everyone to go to their local office & get a list of the number of each office. It will help at 2 am.

Thanks for that extra bit Earnest!

If my LRR has POLARIS, does that mean I can search any property in the province locally? I am on my way out now to get the list of all offices in the province, but thougt I would see if the searches can be done locally to save some extra legwork.

If Franks motto holds true here, would you expect more info from the local offices than what you would get through POLARIS?

Do I have the wrong understanding of what POLARIS is?

If anyone needs help doing searches, give me a ring (416.837.6725).  I recently got hooked up with e-reg and it's an absolute time saver (I'm a lawyer, that's how I got it).  The only problem is that it charges $18 for parcel abstracts, instead of $9 at most Land Registry Offices.  But it has many many LRO's at the touch of a click, so you don't have to drive to Thunder Bay. ;-)  Also because I'm a lawyer, it is illegal for me to bid against you for any properties you show interest in (conflict of interest).

And I read in one of these message boards that people are doing PPSA searches.  Here's some free advice: stop wasting your money with PPSA searches.  Most of the value of your bid is in the land/house.  The Tax dept usually only sells the property - i.e. they aren't giving you a bill of sale for the chattels/fixtures becuase they don't usually exercise that right under the Municipal Act.

I wonder if the members, as a group, might trade info as to who is a dependable free-lancer, and see if they will give a discount for supplying members, who ask, with duplicate search results.

Just a question.. I have a property across the road from Horseshoe Lake (Seguin Township). I wouldn't mind checking if they have a survey on file for my property and the adjoining ones (if I'm allowed to check those out too).

My question is, can I go to any Land Registry office, or only the one serving the area of that particular property? Logistically I just don't have the free time right now to go up to Parry Sound during regular business hours so I'm hoping someone has a different answer for me than that.

It's off to Parry Sound you go, they are the only ones that have your survey on file.  Your survey reference should be on your deed, and it is free to look at...you can also get them to copy it for you for a small fee.  If you want to look at your neighbours and you don't kow their survey number, then you might have to do a pin search on each of them at a cost $8 each, and the results will contain the survey reference numbers - again free to look at.

If you can't make the time, then I would suggest you call the Parry Sound Registry office and ask to speak to a 'free-lance' title searcher.  They can do the work for you for a fraction of what a lawyer would charge.

so if i went to the nearest land registry office would i be able to find out who owns a piece of property i'm interested in?  this property is in the longlac area and i have no idea who owns it.  there is a cabin on the property but no one has been there for many years.  i would like to buy it if the owners will sell.  just trying to figure out how to contact the owners.  any help would be appreciated.

Now you are onto it.  You need to determine the PIN number first - they have maps that you can use to locate the property in question and determine the PIN number.  The folks behind the counter are most helpful.  Once you have the PIN then you can get all the info. you need for $8.

You can also go to City Hall and ask to look at their assessment maps.  Then once you get the assessment number for the property, you can ask to see their assessment books, and find the number that corresponds to your property.  The assessment number will also contain the legal description of the property, its assessed value, and the name and address of wherever the tax bill is to be mailed - usually the current owner (but not necessarily so.).

Another place you can get the information is on-line through geo-warehouse.  This isn't something that most people have, but if you are buddies with a realtor they will usually have access to it and can get you the information.

good luck - approaching someone who has let their property run down (and might not even be thinking of selling) can often turn out just the way you wanted it to.  Don't come on like some kind of big-city developer or the price will escalate.

I just have a "simple" (nothing is simple anymore) question: what if I do not have the PIN number, just the Roll number, but I know the name of the current owner, how can I get a real survey for a property? What can the "instrument no." be useful?

  How does one interpret this, if they don't understand the terms and their meaning, and how this applies to a municipal tax sale? No insult intended, but is this lawyer unintentionally misleading us into not doing a thorough job in our investigations?
