Every concession line is a road allowance. 66 feet wide. Unopened means you can make the road at your own cost. The problem is if it pass a swamp, environmental protection will not allow you.

This was a case in a 100 ac in Wollaston. The only possible way is by a helicopter or one corner of the property is a creek leading to town. That lot maybe worthless but the winning bid was 68k.

It's the one whose envelop is received first. Bids are dated and deposited in a safety box.

The municipality have to advertize for at least 30 days in a local paper then 1 week in Ontario Gazette. Some municipalities will not even bother if they use OTS like they did in N Bruce P.

What day did you receive the package? If a mistake is made in Ontario Gazette, The package will be right. Surface mail cannot be trusted. Don't use email either. If you are really interested, it worth the drive and have picnic in the area. I submit my bid envelop directly to the right person and see to it that it is dated.

Don't waste money on lawyers. Goto the lawyer of the municipality. You might get it for free. The municipality even pay for the land transfer tax.

I did not win any of my 4 bids.
I don't have the figures but the 40 acre was over $40k.
The bids were way over the assesed values.
My friend who was there will email me result when he gets home.

First to think about if there's an existing building is evironmental cleaning cost. (ie: oil spill)
Don't go too much from minimum bid. If it's for you, you win.

Asking neighbors is not a bad thing to do. I did it in Coe Hill. Land sizes were too small against by-law. Nothing can be built. There was also a 99 acre in the list. I tried to find it two times. First with a car then I returned with a 4x4 and I was sure only a helicopter can get in. The bid price was $5k and the lone bidder paid $68k. She must be pulling her hair.

After few weeks, I won 2 properties near Chandos Lake. They are much bigger and wooded with private road.

In 2007 I won my backlot property near Chandos Lake being the lone bidder. Paid less than 3k for a 2/3 of an acre. Assesment was $1600 because nothing was allowed to build. This year someone won the rezoning battle. A while ago I received a letter from MPAC. The assesment is now $4900. There is a private road to it.

I got the same description in my property. I guess it was planned to subdivide but was not approved. The plan really look like a sudivision but it remain zoned as "rural". not enough space for set back allowance to build.

To be able to build something in my Chandos Lake backlot property, I have to apply for rezoning to "seasonal residential" but the one who applied before me is being contested by lake property owners. I have to wait and see what will happen.

Who stayed for the duration on the Toronto property. I heard the bid for $297000.00. Do you know what property actually went for??
I did bid but just over 220.

If you put a bid, you will know it by mail. But if you are the second highest bidder, they will hold you check for 15 days.

Visit some campsites. You may bump into some guys selling their used trailer camper. Last year I saw one for $700. but I am not interested. It was good enough for what you need but I guess it is sold already. Another option is to get a prefab tool shed. They have step by step instruction how to put it together.

A friend showed me some pictures once. Would be really a nice place to make a home.

That will be about 3 hours from Toronto. Let me remind you that there are limited access to the water in this area. Seasonal resisdents are also territorials (most of them) in my opinion.

My apology. I did not forget but something came up at work on Wednesday morning that I have to stay for overtime until 12noon. I have to sleep enough to work again at 11pm. I'm hoping I could make it next time.
