The tax auctions in Huron County have required you pay full amount of sale at time of auction. So if you think your max bid would be 15,000. Bring a certified cheque for 15,000. If you win the property for less, they pay you back the difference at the time of sale.  It is a pain because you have to tie up a lot of cash ( even if it is only for a short time )

I saw a comment in a chat thread that you should always do a personal search on the owner of sale property. I did a standard title search which found a private mortgage. I assume that will get wiped out at time of sale ? I found no liens, I saw a comment that a personal search could show a lien on a sale property. What is a personal search, who can do it, how do you do it and what does it cost / Any info would be helpful

thanks for the info. I have never tried a tax sale before and I hope not to make any serious mistakes the first time out.

First time on board with what I'm sure is a repeat but BIG question for me.  Does a private mortgage ( or any mortgage ) stay attached to the property after a tendered tax sale. It looks like from what I can see, is that all mortgages are deleted. Why would mortgage holder not pay the taxes themselves ?
