Trying to get financing for tax sales properties through banks is extremely difficult if not impossible.

I have come across one Toronto based mortgage broker who does have experience with Tax Sale properties, "Son of A Broker", if you google it, it will go to his website.

But as members of this board have said, cash is best.

Each Region has its own "Registry" and/or "Land Titles" offices, not every city.  Peel Region's for example is in Brampton.  And yes, the Halton region office is in Milton.

PS. If you google Land Registry office locations, it will give you a list of all the Regions and the addresses of the land registry offices.

All kinds of circumstances could arise,  job losses, death of the owner(s) with no will,  foreign owners,  etc.

Do a lot of members on here make it a habit of doing a title search before making a bid on a property, or do you just take a chance and just bid.? (saving yourself the $120 some odd dollars to have the search done). 
I've paid for 2 title searches so far, and both bids fell through.  (1 cancelled and 1 outbid)

I know the city usually advertises if there are any executions on title in the tax sale advertisement.  But I'm not sure if they (the city) will mention anything MAJOR on title, such as a crown lean, or any outstanding mortgages IF there are any.
If I could somehow save myself the title search cost before bidding, it would not be as much of a bummer if the sale got cancelled, or my bid was not the highest.

Any inputs here would be appreciated

Humber Bridge Trail, vacant land, - Sold for $120,000 (2 bids)

The rest were cancelled or had no bids.

What I want to know is who bids the exact same amount of money ($256,000) on 3 totally different pieces of vacant land?  He/she obviously did not do any research.
