Update: I've been informed unofficially the highest bid was 166k.

Seems a little rich - add HST and your very close to what a 1/2 acre lot in that area sells for on MLS.

That said, I was a lower bid and am maybe just being a sore loser

Congrats to the winner. Anyone attend and know what the other bids were?

Lakeview Dr was a decent lot with good zoning, but it's conversation-regulated land (adjacent to provincially significant wetland).

Any development would need approval from conservation authority. I don't think that means it's impossible, but could be difficult.

Should have results by now.... anyone know what it went for?

General / Ramara - Orkney Beach - "bathing rights"

Wanted to see what the deal with Orkney Beach was. Township disclaims that the land is subject to multiple rights of way and is not buildable. However, it has a very high appraised value/taxes for a supposedly non-buildable lot.

I pulled a couple of the easements themselves and it seems the land and adjacent beach are subject to the "bathing rights" of neighbouring cottages. Probably used as a bit of water access for the community. Street view shows the lawn being maintained and a bench overlooking the water.

I, personally, am not convinced that this makes the lot unbuildable. If I were a real estate lawyer I'd argue that building a small cottage in the corner of the lot does not substantially interfere with the neighbours "bathing rights."

Prospective buyer would also have to deal with the conservation-regulated small waterway bisecting the lot, and any shoreline regs.

It's all two much hassle for me so I'm sitting it out and sharing what I know about the landmines - haven't check all the registered easements, but I think it might be at least theoretically be a worthwhile venture for someone - as long as they are willing to deal with conservation authority and bathing neighbours in your yard (or if you think you can negotiate the removal of ~20 separate rights of way)

Zoning map shows that only a small bit of the 25 acres near the road was under a holding provision due to the contamination.

The rest is zoned RU and presumably is build-able. You'd probably want to invest in a good water filtration system though.

Also curious as to why OP thinks you'd need an environmental study.

Seems to be mostly forest and wetland - maybe you need conservation approval?

Almost bid, but got scared by what looked like a series of poorly done, possibly illegal, renovations/addition on the building.

Like many old industrial properties...I've always thought an investor needs two things to make money off a tax sale like this: vision and capital.

Vision to know what the heck to do with an unconventional property, and the capital to be able to afford the necessary redevelopment.

Unfortunately, I have neither, and am thus relegated to the crowded market for easy residential lots/buildings.

I feels ya man. This just shows that even if you wait til the day before opening to sink your costs, you can't avoid the possibility of waste.

If these people are going to redeem, can't they do it at least a week before the tender opening? Give us a break...

What do you guys think of the Brantford sales? Some interesting options there. The two houses look decent (although the one on Drummond looks like it might have an illegal addition on the back). As do the adjoining industrial lots on Henry, and the vacant development lots near Cumberland (zoned residential) (if you're the type of person that knows what to do with industrial property or has the capital to develop land, which I unfortunately am not).
