What is the redemption period?  Is it between the time you win the tender and you pay the balance?  The previous owners can still redeem one year after you take ownership?

I had asked before, but still am not sure-If after you take ownership and the previous owner hasn't vacated, and you haven't said anything to the previous owner that can throw you into a tenancy relationship, the previous owner is a trespasser that is illegally occupying the residance and can arrested.  I spoke to numerous lawyers and paralegals on this and they all said the same.  Mind you, tax sales don't come across their desk too often, so some of the people on this site are probably more knowledgable than them on the subject.

I had to deal with this once.  I spoke to 4 lawyers(2 real estate, 1 litigation, 1 criminal) and 2 paralegals.  They all said the people are trespassers and are illegally occupying the property, so they can be kicked out immediately or arrested. The police called the Landlord & Tenant Act Tribunal because they didn't know what to do, and they said that since there was no landlord/tenant relationship established, it did not fall under the act.  From what I've been reading on this site, eviction would be the legal way to go.  So, I still don't know...

Hi,

I want to say that this is an awesome, super informative site!  I wish I would have found it before my recent first tax sale experience.  Luckily, everything worked out but could have easily gone in the other direction. 

My question is about liens.  Up to what time can a lien be registered against a property?  My lawyer, who didn't know too much about tax sales(seems a lot of lawyers don't) says you are buying as is, and a lien can pop up anytime even after you win the tender.  His assistant says that nothing can be registered after the municipality registers the tax arrears on title.
