If they owe money to a bank for the property is this incorporated in the reserve price?  just trying to figure out why Alberta reserves are so high.

There is something odd in Alberta.  I have been looking at properties on here and through other sources for the Alberta tax sales.  95% of the time the properties are paid off by the owners before the sale comes up and it is cancelled.  This is not the odd part.  I have found 7 properties in various jurisdictions that have had reserves on them of over $200k.  This seems odd to me as i thought they were to only be collecting taxes and normally if 1 year goes by and the taxes have not been paid, the property goes up for sale.  Is this the towns and counties trying to make extra money?

i did find out that in 2008 in Edmonton, the tax sale did not actually take place as all properties were paid up beofre the auction happened.   I'm not sure about 2009 though i have not found anything on it yet.

Small towns are very clicky, there always seems to be some type of anomoysity between 2-3 diff towns within a close proximity to each other.  I will never understand this, growing up in Toronto, Rexdale for a large part of my life, I never heard of that clicky attitude. 

Sorry this made me laugh.  The reason you never experienced the animosity growing up in Toronto is because Torontonian's  are the center of the universe and never thought about anyone besides themselves.  The rest of Canada has more animosity against Toronto than they do for their neighboring small town.   

** This is meant to be humorous, all Torontonian's please disregard this as it is just a joke (not sure if i needed to explain that but i don't want to make any Torontonian's cry)

Hi Another newbie question... I saw that the Edmonton and Calgary Tax sales are already done form the last postings.  Do they announce anywhere how much the proerties went for or can you ask for a list from them?

Hi I'm fairly new to all this and i was looking at a few properties for the upcoming Tax sale in the Crowsnestpass (AB). (July 8th Auction).  I called about one property and was advised the reserve bid is $267 000.  Is this normal?  It seems like the municipality has either 10 years taxes owing, as taxes are approximately $2500 a year there, or they are trying to auction off a property that they already own.  Does this sound normal?
