How does New Brunswick Taxe Sales work?  I look at the listings and I see no minimum tender price and the sale given by Moskowitz Capital Management Corporation.

jreist:  are you sure about that?  According to the Municipal Act, 2001:

Application of proceeds
      380.  (1)  The proceeds of a sale under section 379 shall,
                  (b)    secondly, be paid to all persons, other than the owner, having an interest in the land according to their priority at law; and
       
It would seem to me that the crown would be the first in line under sub-section (b).  My understanding is that any residual amount of the crown lien would still be the responsibility of the new owner, though.

I asked this question at another Tax Sale where there was a Crown Lein and I was told no. I forgot who the Crown lean was, but I talked to the person in in that dept who was dealing with the Crown Lean and was told that they would require the Crown Lein payed before the property could be registered.

It use to be that TAX sales were posted in 2 weeks before the sale, reducing the number of people who would participate and better deals. Know I am seeing TAX sales advertised weeks  in advance giving more people a chance to hear about the sale and increase the bidding war. A few years ago very few probably new about TAX sales, today we have the internet where anyone can have access to this information through this forum or ontariotaxsales.ca .

I have become disenchanted with Tax Sale and have lost interest.  A couple of years ago I was working in Campbellville and a fellow employee who live in the area told me about TAX Sales and that there was a rural property that had recently sold on TAX Sale, I can't remember the price sold but in was less then 20K. I read Paul Gordon's book Non Traditional Methods of Buying Real Estate and did research on the internet.

We thought this would be a great way of finding retirement property.  It was a great way to buy property below market. But several of the properties that we have looked at or bid on have sold high at or below market.  I have seen property that is selling through regular MLS listing at better prices.  Case in point would be the 50 acres in Wainfleet, the land was heavy clay with with poor drainage that would be difficult to farm and you would have a hard time getting permits to log. There is no way that you would be able to get permition to do development on the land.

The property sold for over 130K which I see as over market value for the area. If a person wants to spend that much he would be better off looking at MLS.ca .

I just did a Title\Writ search on a property. There was an entry on the Tile Search  in 1990 "CERT PENDING LIT" but there was no leans.  What would this mean?

When I log on to this Forum I go to User Online and to see who is Online and what are they looking at. I have noticed that some are looking at User Profiles.  All a person needs to do is go through the profiles click on the email addresses and added them to there SPAM mailing list

Then I realized that I have my email address in my Profile and immediately went to my profile and clicked "Hide Email address". This may be why I have to delete so many messages every time I check my mail.

I would recommend users Hide their email address in their profile. If you want to send an email you can click the Personal Message (Online) button below the users name.

  I've thought about manually verifying users but that is not the solution. 

I am on other Forums in which they use manual Verification and it seems to work.  The group that I have joined require me to send an emial to the owner telling them what my interests where and why I wanted to join.  The people who do this type of Phishing don't want to spend the time sending emails, they choose groups that they can automatically join.  If someone does get through and are band they won't bother taking the time to send an email to rejoin. 

Several years ago newsgroups where and this is where these guys where because they had 10s of thousands of groups that they could post messages to with a click of a button. Most ISP have dropped Newsgroups for security reasons or people lost interests because all the messages where SPAM.

There has been several messages recently from user selling Perscription drugs and promoting Pornogtraphy.  This is called Phishing and is an attempt to steal persons identities. DO NOT Cick on the links. Administrator please delete any users that post these messages as well as their messages.

Phishing

(fish´ing) (n.) The act of sending an e-mail to a user falsely claiming to be an established legitimate enterprise in an attempt to scam the user into surrendering private information that will be used for identity theft. The e-mail directs the user to visit a Web site where they are asked to update personal information, such as passwords and credit card, social security, and bank account numbers, that the legitimate organization already has. The Web site, however, is bogus and set up only to steal the user’s information. For example, 2003 saw the proliferation of a phishing scam in which users received e-mails supposedly from eBay claiming that the user’s account was about to be suspended unless he clicked on the provided link and updated the credit card information that the genuine eBay already had. Because it is relatively simple to make a Web site look like a legitimate organizations site by mimicking the HTML code, the scam counted on people being tricked into thinking they were actually being contacted by eBay and were subsequently going to eBay’s site to update their account information. By spamming large groups of people, the “phisher” counted on the e-mail being read by a percentage of people who actually had listed credit card numbers with eBay legitimately.

Phishing, also referred to as brand spoofing or carding, is a variation on “fishing,” the idea being that bait is thrown out with the hopes that while most will ignore the bait, some will be tempted into biting

I was out in Wainfleet on the weekend and wife saw a car coming down the dead end road and thought it might be the owners so we left, but tit could of been someone else looking at the property.

If you are from the forum and you see a Bronze coloured  96 Toyota Corrola wagon, that is me. I stand 6'2" a little over weight and my wife is a red head. Honk you horn and say hi.  then again you could be the owner Honking with the shotgun pointed out the window.
