I have a question that if you purchase  a vacant parcel of land through a tax sale, does HST have to be paid on it and does it make a difference if it is a personal person buying it or a corporation. I  was finnally successful at bidding a tax sale and was surprised at HST being added and my real estate friend said for personal use, there should not have been HST.

I agree with apealing but they must red flag you if you win and nail you the next year or two. One of my rental properties was assesed way above market value when I initially bought it. I appealed and after a lenghty battle and meetings with EMPAC,I won. Within two years, the assessmentI was right back up there and again I appealed and fought again and won. Within a few years later, it was right back up there. The monies and time fighting it in my case was not worth it as they just come back later and get ya. I just pay based on the inflated assessment even though it is assessed for about $140000. more then what I could ever sell it for. The MPAC is no different then bell, rogers, insurance companies and banks. They always seem to get you in the end.

Properties 1, 2, 3, 4 were all redeemed however 1, 2 &3 are available from REMAX and have been for the last year and a half
Property 5 went for $6888.  This one is on a flood plain and you can not build on.
Property 6, no bids.

As usual, the good ones always get redeemed.

I have three properties a few miles away from this property and know the area quite well. It looks like to me he paid basically market value and to flip it and pay realestate fees, I can not see it as a deal or I missed something. To build on it yourself, OK. I was going to bid on it in the high 5's but did not get it in on time but looking at the results, just as well.
 I have bid on several tax sale properties over the last few years and have lost out every time. Best ever was third place. I  have actually done well just watching the realestate market and timing and have picked up a few good deals that way. There are a few deals through tax sales but it seems alot of  the time, there is no deal. Better watching the market and picking up distress sales ect.
