The deloro cleanup is not a cleanup at all. It is a capping operation. The cost of cleanup was going to be  hundreds of millions , if not a Billion plus  ( 5000 tonnes of nuclear waste from Port Hope alone and mystery amount from Oakridge Tennessee)  All this seems to have been lost in the cleanup details.   

The government is stuck with the bill so it is now a " seal up the whole mess under clay and runaway".  The leaching into the Moira river will be slowed but you are dreaming if you think it will stop. Also they are only filtering arsenic..and praying that the nuclear simply goes away and the cement caps on the mines hold.  Its just a time bomb waiting for a flood or similar to flush a pile more into Moira lake.. 

Of course the weirdest thing is the local idiots keep cutting the fence and breaking into the property....This is the land  of Dueling banjos ,junkers on the front lawn, lumberjack jackets and squealing like a pig and apparently some locals  are too stupid to understand the purpose of Barbed  wire around radioactive toxic sites .

As per the piece for taxsale..its north of the problem so no health issue      ..It will redeem so don't waste any money on searches etc until a few days before  and if it doesn't redeem ....good luck with the neighbours as the owner of the land owns at least 5 more pieces within 2000 ft and several adjacent. That doesn't include family pieces in the area.    I would be guessing you might have some fun trying to occupy and secure the land. And you can forget leaving anything of value around.


You will simply be the a**hole tick from the city who stole uncle Dave's land

Thus makes it a tax sale.... Buyer Beware!

Based on D's business model you can expect the property to be listed at 29k with the standand reduction for an all cash deal. Is it worth 5k an acre? I dunno, but if it is, then we got some rich folks on this board.

Keep in mind the fact that it is on a road (probably with hydro & phone) and it doesn't sound like a swamp. Still, 5k an acre sounds steep to me. What does everyone here think what small rural acreages are worth a few hundred km from GTA?

depends where they are.... Cottage Country vs ontop of algonquin makes a huge differance.... smaller market for a property like that... for Dignam thats nothing .. im sure they will make a decent profit on it eventually.

I was entertaining the thought of possibly building on one of my properties this spring.
Are all townships charging the ridiculous high Dev fees when applying for a building permit? Was this standard practice from years past or have then been implemented recently ?

I think it would be scary what that would cost to get it open to the public, really a shame cause at one time it looked like it would have been a beautiful hotel.  Maybe someone buys it just as a base to stay when hunting or fishing.

170 000 for a basecamp for hunting... lol not likely !

three properties in Georgian bay--two vacant and the other occupied by a canadian unemployed Indian living in a rundown trailer. Man 's father used to own most of the lands surrounding. Hard times--no money to pay the exorbitant  high taxes--place is swamp and run down. The same for the Huntsville  one river property. The problem in these cases is that AIPAC has assessed these properties as highly valuable water front properties. Both regulated'dangerous flooding and the lake front is owned by region Shameful-Whiteman's robbery.
 If anyone is heartless--go ahead--kick the natives from their lands--Shame on both townships and AIPAC

why didnt he sell the property and get a small apartment or rent out a place with the proceeds.... No pitty for laziness

I dont feel bad for anyone that stops paying their taxes....

Questions and Answers / Benefits of using a corporation to buy properties

Hi all,

I am considering opening up an incorporation to register my future purchases to.

I understand the liability aspect, eventhough as a private owner ( registered to my name ) I can still get liabiltiy insurance for a decent price.

Are there tax benefits during the time of sale? What other benefits opposed to just registering the deed to my name.

Hst is applicable to the sale of all real estate unless spefically exempted.  Vacant land from a corporation - no exemption.
Become a Hst registrant & then you won't have to pay on closing, but will need to self assess.
Try for an Hst ruling that property was owned by an individual & is infact used residential & therefor exempt.
Call Hst hotline for immediate advice.

I dont think there's anyway out of it. I spoke to the goverment last week and they said HST must be paid.

Even if your an HST registrant, you will end of pay(maybe a reduced rate ) at some point.

By my experience MOST of the names on the Bid lists that I have received from past tax sales are NOT corporations.

So its safe to say that most either get insurance right away or start a corporation and transfer the property.
