I have not done it in on Canadian Land, I have done it on USA land. My gut tells me that they are more interested in recovering the money owed than mucking round. A reasonable payment plan offered by a new owner will probably be favourably looked at. The trick is what is reasonable?. In the USA they will give upto 12 months depending on the amount of money.

1) All three are around 1/2 an acre each.
2) It is very difficult to look at the lake and you cannot see it from the private access road so no idea.
3) The lots are not posted, you definitely need a hand held GPS or you will not find them (as well as the coordinates obviously).
4) Because they have never been built on there is no street address (as well as being on private road).

Okay enough clues...

Here is a picture of the access I took. According to GPS it was just beyond the gate. The access road is like that for about 2km.

The three properties are on a single lane private road that is not maintained, ie in winter if you dont have a snow mobile then there is no access in winter.
I drove down to then end to a parking area, then walked the remainder 100M up the peninsular to the properties.

I would go over to ontariotaxsales.ca and for $10 you get a lot of info, enough to decide whether to get the title search done. It is a bargain.

I have been to the 2 gravenhurst properties discussed. I have the GPS coordinates and walked the property. It is indeed conservation land with NO buildable areas on it. No wonder the guy won't pay the $5K taxes on it (either that or he is dead, it was last sold in 1910).

There are other ways to make money on tax property. The one I use the most is taking the property to the next step then selling it .That means getting the pert test done, solve access problems ie putting roads in, fixing title problems. Also reassembling part lots can increase value as well.

All of these can significantly increase the value of an otherwise over looked property.

I believe that most people can't be bothering with these but I have been successful in doubling my money just doing these  things.

Waterfront in the Muskoka there is a lot of demand for, ie Parry Sound District and Muskoka District. If you really want these you need to do your home work and bid aggressively.

Actually I use Documentum to do Polaris searches or I go down to the Dundas St Office. The problem I have is I have been looking at some properties that I need someone to go to the Cochrane office. It is some old registry stuff. Thats why I need someone actually in Cochrane.

The claimaps work in side the browser so you do not need to download anything

Goto

Click on Yes at the bottom (make sure your popups are enabled for this site)
Also make sure you have the latest Java version installed including browser (use firefox).

Then it will launch and if java installed correctly should be intuitive from there.

You need a plat map. This is the official surveyed land including any easements or other physical encumbrances  (such as power , railway, gas) etc.
The name comes from the old term used for the big books they used to keep Land Records in (which they still have at the Land Registry Office )

You can get them from a helpful Town office or you have to travel to Land Registry Office in question, then do a Title Search (which you need the Parcel Identification Number PIN) for the electronic retrieval. If you have the legal description, then the staff can show you how to get the PIN.

What I am curious about now then, is how I could have determined what portion of that lot was actually being offered for auction. Did you place a call to the township for that? And if so, are you able to get enough info to determine what portion of the lot you are looking at from using Claimaps or Google maps, or is that the point where somebody is forced to get in the car and go for a drive?
