Congratulations on wining the first one!.
I had similar experience, but I had to withdraw my bid as it wasn't buildable. you can withdraw it up to the very last minute of advertised 'bid opening time' and you must make a written request, I was told.
It's a good idea to go beyond 20%, just in case if you see some board members around there (No offence~just kidding)

This thread is becoming very interesting and informative as well. PFM's zoning explanation cleared my doubts and I applaud him!. Dave, I agree on "an acre thumb rule for buildables" and thanks for the hints/experience. 
I am hoping to learn something new if Walter manages to beat the system?...
(I would appreciate if Frank  could share his valuable opinion?)

my last statement wasn't directed towards PFM, his home work was brilliant! (I paid for mine ), YES, I found that email, which said it wasn't buildable as no building permit will be available.

PFM: I had OTS package and it looked like a protected swamp too but my guess was 1/4th of the land in question was residential (and their package said it was buildable possibly). Later on they sent an email about something...not sure if it was about this property?
