With all due respect, I think the most recent post from Mountainman may be misunderstood.

Spelling aside, we all know what what Mountainman is trying to say.

The issue is that wtf and gobsmacked simply do not rhyme. 

I will leave it to the adults on this board to postulate what may rhyme with gobsmucked

I actually thought it was pretty clever (and funny).

does anyone have experience with the ANSI designation?  It sounds like there is the possibility for property tax exemption if the land is designated as an area of scientific interest...but just beginning to look into it.

Property which is designated as ANSI should generally "automatically" be eligble provided the required conditions and restrictions are met (e.g. minimum 1/2 acre, no development no logging etc)

Was going to bid on this one, but got cold feet at the last minute and chickened out 

I assume that the bidders were aware of the Algonquin land claim issue in the area of this property, but just in case the following link may be of some interest

The existing "path" to the property appears to run through proposed settlement lands which made me a bit cautious

Normally I do not respond unless I feel that I can add something of importance and instead continue to remain a ?lurker? 
However, this one struck a nerve and I can simply not resist the opportunity to bash MPAC.

I took the quote from g2020 to be ?tongue in cheek? and/or sarcastic and I do know whether he was intending to comment positively on the accuracy of MPAC?s assessment process. 

My experience with MPAC has been frustrating at best. I have had situations in the past where I have acquired property from an unrelated arm?s length party listed on MLS within one month of the valuation date which in my humble opinion is about as representative to fair market value as you can get. MPAC?s computer program came to a different conclusion and determined the value to be 25% higher than the price I paid. After spending a reasonable amount of time and effort (which should not have been necessary) the assessment was reduced, but was still above the arm?s length purchase price (which by definition should equal FMV). There is a point of diminishing returns, and the remaining difference was no longer worth pursuing further, but my experience in this particular situation illustrates the arrogance of some MPAC employees and their faith in their computer system.

I recognize that it is impossible to individually value every single property in Ontario, thus the requirement to use computer models. However, there needs to be a better screening process with respect to inordinate changes in values between assessment periods (e.g. if the increase in assessed value is more than xx% of the average increase for the same geographic area , some degree of human intervention should occur to determine if the increase is appropriate). 

The discrepancies are often exaggerated with respect to tax sale properties. There are reasons why someone will let a property go for a few thousand dollars of unpaid taxes when the MPAC assessed value is in the tens of thousands.  One obvious reason is that the MPAC assessed value is simply not appropriate. 

If anyone out there does think that MPAC values are representative of real value, I have a number of properties I would be willing to sell for a ?bargain? price of 50% to 75% of the current MPAC assessed value.

A friend of mine was there during the bid opening session. According to him It was a local individual who won it.

If the successful bidder was the person who owns the adjacent property (with road access), I think they got an OK deal.

The minimum on this was $4574.48.  This is landlocked 2nd growth bush; only access is "old logging road" more or less following unopened RA; at least 1/4 mi since its 2nd lot from actual road.  And about 20-25 ac is wetland, soon to be EP ? since they have already past their draft official plan - entire are is "candidate ANSI".

Per MLS, land with road frontage goes for a little over $1k per acre, so maybe $300/ac for "useless" property isn't overpaying ? (taxes are "about $400" according to township clerk).

If anyone is interested in more "useless"  property, I have landlocked property available in the Greater Sudbury Area I would consider selling for $200 an acre. (pm me for me details if interested).

Subsection 380(6) of the Municipal Act states: 
"If no person makes an application under subsection (4) within the one-year period referred to in that subsection, the amount paid into court under subsection (2) shall be deemed to be forfeited,

(a) to the Public Guardian and Trustee if, at the time of the registration of the tax arrears certificate, the land was vested in the Crown because of an escheat or forfeiture under the Business Corporations Act or the Corporations Act; or

(b) in any other case, to the municipality." {emphasis added}

This can be a "money-maker" for the municipality in respect of any amounts in excess of the minimum amounts in certain situations.
