The new listings aren't up on this site yet, but I saw the ad in the paper for Marmora & Lakes.
The property at 20 Bursthall Street has been redeemed. It was written right on the ad in the paper.
The second property must still be an active sale.

General / Minimum Tender

Hi... the ads state "The successful purchaser will be required to pay the amount tendered plus accumulated taxes and the relevant land transfer tax." I am lead to believe the minimum tender quoted then, does not include the back taxes??

Can someone clarify?   

I thought the min. tender included back taxes, late fees and interest. If not, then how is min. tender calculated?

Frank... you are correct the exemption only applies to small business and farms. I work in the world of agricultureand should have explained this in the posting.... wouldn't it be nice for all.

also about incorporating... an incorporaqted company does not get the $500,000 capital gains exemption that you get individually. Therefore, if you are looking to avoid capital gains tax then you should only incorporate when you think you will exceed the exemption.

In Canada, or at least in Ontario, lenders receive notification 1 year in advance of any tax sale. This advises them and the property owner of the date the sale process will commence. All major lenders will usually pay the tax arrears before it goes for sale.  I have also seen it that payment arrangements are negotiated between lenders, the owner and the municipality to avoid tax sale.
