I am near London, so Sauble is a 3 hour drive. Georgina is a little farther. West Lincoln a little closer. Thanks for all the advice, I have only ever put in one tender on a property that was redeemed, but hoping to have more luck in the future.

Ok - a related question.

We own a rental property that has a potentially severable lot. We have thought over the years about severing it and building something to sell. Or severing it and building something to rent. What costs would be involved if we were to do either of those things? Would we be better off just to sever and sell the lot?

Ok - one more question. A real estate agent friend of mine asked me why the owners of this house would not just get a mortgage to pay off their back taxes. She looked it up for me and it looked like in 1984 it was willed to someone for $2. I had no answer for her...

Heritage designation is very interesting and something I had never considered. Can you tear down a heritage house? At some point you would think common sense has to come into play.

$105,000 for that house... hmmm. It looked like a tear down to me when I drove past late this afternoon (after not putting in a bid).

There is a house up for tender, closing at 3pm today, in London. Tender amount is just over $35,000. What would a place like that normally go for? London is home for me, I could easily go to the tax office this afternoon, but I just don't think I can compete bid-wise.

So in essence, unless one of these properties adds to your backyard, stay away. They should be left to go without tenders and be up to the township to deal with.

I have a related question... why do private individuals even own these types of environmentally protected properties? Why aren't they just bought up by the township? Who would want to own them?

I used to live in Innisfil near Lake Simcoe and there were always these types of properties coming up. I see there is one up now too. What is the point?

Hi everyone,

This is totally off-topic, but I know there are some smart people here.

Does anyone know of any resources for golf course financing/investors. We have the experience and a great potential course to buy but not enough of a downpayment or operating capital. Any suggestions would be great.

Lol... didn't think anyone was here this early. Point taken... there are risks involved, but perhaps if you can look in the windows and a German-Shepherd sized raccoon doesn't look back at you, you can take a chance.

I don't understand why the banks wouldn't give mortgages on houses. What is the difference if I buy a house at tax sale or from MLS? If I can pick up a house for 50% of it's value, doesn't the bank immediately gain by offering me a mortgage? If I default, they take the house and the other 50%. I guess maybe it's a red tape thing but it makes no sense to me. I might try and do it just to see.

Ok, thank you. Put my first bid in ever on a tax sale property... it was called a "redeemer" by someone else on this board so just wasn't sure what that meant. I waited til the end and called and the property was still up for tender. Now I just wait and see
