The one property that had work orders on it, we were told that the successful bidder would have to pay an extra $4000.00 because of City costs, I believe that was the Barton St Property, ended up going for around $15800.00 plus $4000.00. The lots out by highway 8 ....no bidders, The highway 6 property 24 bidders winning bid was $298000.00.........ouch

2nd place was $151000

anybody see the Hamilton Spectator today??? i think it was front page .....pictures of one of the properties that was just bid on.....the place looks stripped down to the walls ...at least the winner doesnt have to worry about demolition....its already done

Recently i was in the same position...there is a couple of houses im interested in (the lot more then the house), i just knocked on the door with my name and phone number, the first person had company over and invited me in to see the place ( i apoligised and just left my phone number) the second person also invited me in and took me for the tour, i was there probably an hour....as i was leaving he said make me an offer, i wasnt prepared for that so i said i would call him back. The following day he wasnt as interested in getting an offer. I asked him to keep my number and if he decides to sell in the near future to call me......I hope he calls!!

Thanks Frank for quick reply....i just finished emailing a engineer/planner to see if i can go over costs.. i also recieved an opinion from the Halton conservation and the Niagara Escarpment....the planners at the city hall do seem cautiously optimistic, this property is in arrears but not yet made it to the gazette....its not the Burlington Properties but they do look close to being on escarpment lands

General / zoning question

Thought some body here may have experience with zoning......Is it possible to get zoning changed from open space to residential or is it just a waste of money trying?? The property is just on the end of the road but clearly falls into the open space zoning, across the road is res. and all properties to the one side is res. the lot is serviced as well.

The fella at the planning department said its a complex change and could be upwards of $5000.00....thats alot of money to risk

There is a property coming up for auction "as is" it has a house an a old gas station. The fuel tanks are out of the ground, My concern is if the fuel had leaked years ago the new owner would be responsible for the clean up. Any comments appreciated.....oh its not a tax sale

Property Information / Smithville property

Hi All, I had time to check out one of the properties in Smithville this afternoon, it turns out that it is a scrap yard right beside the railroad tracks just outside of Smithville, looks pretty rough, old building and a bunch of old cars and stuff, the other property in the area i could not find because there was no address just a roll number, i will keep you posted if im able to check it out in the next couple of weeks

I noticed the Bluewater property has a crown lien of $ 61,000.00. The minimum tender is $48000.00 Would the municipality use any of the money they recieve over the $48000.00 to pay towards the crown lien??

I keep following these properties, and yes i try bidding every now and then. A friend of mine was recently in the area of the lot and said its for sale again, he said he would try to find out what its worth. ....It was a sloped lot but beautiful view....oh well,

Hi all, Great forum , ive been prowling around for years checking these properties and i had no idea you all were here. Ill tell you what happened to me about 10 years ago. I was successful on bidding on a waterfront lot , at the waters edge there was 2 boathouses. ONe belonged to my property and the other to an old timer that lived on the Island. I had my lawyer do a title search on the property but for some reason he didnt catch the declarations on title dating back over 50 years. I found the declarations with a simple search myself after i had already purchased the property. It was considered adverse possession but his property didnt abut mine, it was separated by a body of water. I didnt have the stomach to fight with the old fellow so i just sold it.
The thing i didnt do that i should have is talked to the old timer and made a deal with him....i would have never missed the 20 by 10 foot that he used but i guess i was not thinking ...oh well made a few bucks and learned a lesson
