I'm not sure about the crown liens (I didn't get that far) The only property that I was interested in was the one on St.James, I did a drive by on the weekend and it looks scary!! junker cars, broken windws, the street isn't to bad.  Could be buying this one for land value!

Was the escarpment control board in place in 1989?
not sure when this group was developed but maybe he purchased with the intent of doing something with the land and then was not aloud to.  I'm not saying the land is useless just that the control board can and will make life very miserable and costly!!

The seller that had the property listed with a real estate agent was the son.  He was given the property about five years ago from his parents and totally let the place go.  From what I was told the house was never actually a grow house, there was water and fire damage which amounted to the copious amounts of mould (not to mention all the broken windows).  I am a real estate agent in the area, if anyone ever has questions regarding property in niagara feel free to send me a message.

I would look at the value of the land and the cost to remove the existing building.

The property on Theresa is showing on the MLS system that it was listed for sale at $169,900 and sold on November 17 for $86,500 the closing date was set for December 8th.  I went by the house myself and was considering putting in an offer for $30-40K but thought the property needed to much work, and would more than likely come with more suprises than I was looking for.

I was just wondering in regards to sheriff sales are they the same as tax sales regarding title to the property? ie. Liens or mortgages do they dissapear after the successfull bidder pays off the balance? I understand that crown leins stay with tax sales but I haven't heard much talk about Sheriff Auctions.
This is a great site I have been looking for a forum to chat with like minded investors and here it is!
