if the tale is true, the 200ac was a good deal. I live in GrandValley area which is about an hour south and vacant farm land is going for 8-12$K / acre (in parcels of 90+ acres). It appears that a large portion of land was being farmed in some fashion or another ....

new sale .... .49 acre ....zoned rural res. (non conforming for building). Vacant. Right on Hwy 89.
Former gas station, building burned down years ago .... no info about the tanks though.
It' falls under the the Grand River watershed, it's subject to the Grand River Conservation Authority as well...
could be a bit of a dog's breakfast if there's seepage from those tanks or anything of that nature....rehabilitating
the property will probably be cost prohibitive due to those tanks (if they're still there )

It looks this commercial property used to be a bar or night club or something alike. It's locked and looks it's been out of business for quite a long time. It's located on a busy road and surrounded by lots of other businesses. Several minutes behind this property is Lake St. Clair. If it's structurally sound it might be a good property to run a restaurant or something.

I also noticed that the town sent notices to the Min of Fin. ( ONT ) - legal dept and also  Rev Can......there are CROWN liens registered against the property...as good as the building may look, I think I might be walking away from this one.....

Cottage @ 1401 North Shore Rd. 6, Upper Rideau Lake, File 05-22 went for 101,000 and 2nd highest @ 87,6000

The 776 townline, Smiths Falls, was just redeemed ....just got an email from the treasurer....
but that's the only one....every other property is still good to go, including the cottage on the waterfront !!

So....you've won the property, which you purchased on a whim.

Then you discover there is an existing Crown Lien against the property...

What do you do?

Can you resell ? obviously the lien is going to impact you

Anyone out there with a "story" to tell?

Just listed Sept 8....

The one is a house that has been served with an "order to comply" for:
1)health & safety of occupants
2) animal feces and human sanitary waste and associated mould
3)personal protective eqpmt needed to enter building
4) no occupancy until cleanup complete ......

Sounds like one to almost walkaway from, depending on the value of the city lot !! Maybe even clean it up? It's the mould part that's really scaring me off. I could do the restoration myself, but selling a "mould" home is next to impossible ....

Any thoughts on this ?

Getting rid of any old cars, and inhabitants would be your problem after you get the deed (presuming you are successful bidder).

my question is about the cars/trailers/chattel.....what can you legally do with them? They don't belong to you, so can one just dispose of them if it's on your property?
Can you do anything else with the stuff/junk that's left behind, 'cause technically, it's not really yours.....or is it?

Thanks.  Yeah, I know its a 'part lot' and someone owns the other part, quite a few acres though.  They told me the sale was 'postponed'.

Hi,

I haven't yet taken a drive up to Southgate.  Anyone have any info or seen the property?  I looked it up on MPAC and according to the last assessment, there is a mobile home on the property and the last sale was in 1977.  Its almost 50 acres and is zoned as agricultural, wetlands protected and environmentally protected.  I'm curious if the reason for the mobile home is due to the wetlands (swamp land??)?? --possible to build a home without risk of flood?? Anyone know how much of the land is environmentally protected and wetlands protected?  A mobile home?  That could mean anything from a cottage without a foundation or a trailer.  Just wanted to know if anyone has anymore info or has seen the property.

Upfront, I'm interested in this property cause it's close to where I live and I have gone to see the property ..... a few times....

The "local" land registry is way up in Owen Sound and it's done manually, so you get the complete history of the parcel from settlement in 1872 onwards, including all the "subdividing" and the history from the parcel originally attached at that time....took a while to wade through....so yes, you get to go through the books yourself

The property has been deserted for sometime, don't know why as yet.

It's on a paved, county road, which is a good thing in the winter in these parts.

There is a mobile home, with some sort of collapsing greenhouse skeleton type thing attached....don't recall seeing a foundation for the trailer...wasn't really looking for that....

There is a drive shed (not on survey) and a small barn (also not on survey) which lead me to think that they are not on legally ( read "building inspected")

There's a lot of junk laying about, with an abandoned smashed truck and a probably by now seized up tractor and other farm implements strewn about

Flooding?? Not likely there, but the rear part of the property is mostly swamp/bush, hence the wetland/environmental zoning.

I estimate that approx. maybe 10-12 acres are workable, closest to the county road...

Beyond that, who knows

p.s. there is also a current huge monster home on the adjacent property which is now under a lot of scrutiny from the banks and courts, according to the title transcripts I got from the LRO ...remember, you get the WHOLE package for the WHOLE complete original lot!!
