The lawn is well maintained likely by all those neighbours with benches and a nice "private property" sign.  It will be difficult to deal with the easements or share your backyard with many neighbours even if you mange to jump the hoops and build something.  It looks like I can't attach photos here.

Any thought 4256 lakeview drive for a vacant land? 

All the others are cancelled or postponed.

The neighbour bailed out and I needed to list it out again.  The land is buildable and just need to build a long and narrow house if you want to build within R2B Zone #4 rule or you can do minor variance for more special design.  I just want to update my listing to see if anyone new is interested. 

Netpred:  It is a good learning experience and hope to move forward in future projects very soon once I sold this one to give me back some cash flow.

Questions and Answers / Sell the land back to the city

Has anyone know if it's possible to surrender or sell a vacant land back to the city.  I don't think a refund is possible after a tax sale.  Any ideas are welcome!  The land was brought from city of st. catharines in dec 07.  It was a bad purchase decision outlined in other postings in the past and I just hope to cut loss and move on.  I hope the only way is not by not paying the property tax and let it go through the tax sale process again  =)  I don't want to hurt my credit history or receive collection calls/letters from the city.

I demolished the whole house and level the ground for now.  In order to fix the foundation, the structural engineer said I will need to jack up the whole house and then repair underneath it.  The cost to perform this work will be too much.  Well, it is not a historical building.

That's a shot of the inside before any clean up.  It is like, "well, worst case happened and may be 20k can't fix this up."
I took it inside the living room looking at the kitchen and bedroom.  It is like a small bachelor apartment inside.

I did all my research on the title and execution search back then in Dec 07.  It has potential to develop as a rental because it is close to Brock U.  Thus, I bid and won the property among the competitions by a few thousands.

The house was vacant and I can't enter until I won the bid.  I was naive enough to think 20k will fix up this small house well just from the outside before I bid.  I attached some photos.  Well, I never expect the condition of that house is that bad after I entered. 

The city gave me an unsafe building notice to demolish that small house (around 350 sq. ft.) a bit later.  It was an abandoned house for 5+ or 10+ years.  Raccoons lived in it.  The city needs a professional structural engineer report and environmental consultant report if I want to keep the building.  I give it up to fight with them after a structural engineer takes a look.  It can be done, but it will not worth the money and effort to fight with the city.  Then, I also found out I can still build something out of it from scratch with a R2B zone.  It will require some interesting design to satisfy the setback for the side.  I worked with city planner a bit on that end.  Well, I don't want to spend more $ on it.  I actually got a buyer last year, he actually got approval from the NPCA.  Then, he had some financial issues and back up from his offer.

Any advice to get rid of the land and sell it?  My agent has been working on it for years.  The neighbour wants to buy it for 15k.  That's the worst case backup plan.  If I waited for 2 years, I can still wait.  There are minimal costs or trouble for me right now as the old house is gone.  That's a brief summary of what happened.

I am sort of in the same boat.  I got stuck with this land from a tax sale 2 years old.  I demolished the small house and now left with a narrow land that needs a buyer to develop them.  Don't have the money, expertise and time to invest in a building project by myself.  It's a long story and valuable learning lesson.

Worldjohn:  Those roll numbers, legal description and your info are available for the public through a title search if your potential buyer wants to do some research on his/her own.  I don't think it hurts to give out identifical info if they are on your title.  You should have a lawyer involved to protect your rights in the final stage.

Thanks for the info.  I am going to give the city legal services a call then asking them to perform the task to match up with other towns and cities.  I got it for $30,007.  15 1/2 hillview road north.  Assessed value is $58,000.  It is a small lot and house for me to start learning.  It should be a vacant house for years as I talked to a neighbour after I won the bid.  The ex-owner used it as a vacation home.  I will get a contractor to break the lock after I got all legal documents finalized.  I may also send a notice to the ex-owner, or his legal representative, informing him the possession.  He may likely pass away with a birth year in the 1910s.

I am sure I will have more questions along this learning path, but I feel great to be supported by all of you.  Thanks.

I just won a property for the St. Catharines Tax Sale.  It's my first tax sale property.  The city sent me a letter requesting the remaining balance and I have already forwarded my payment.  But it also asked me to have my own lawyer to call their legal services in the city to register the tax deed electronically and complete a land transfer tax statement.  Is there anyone has similar experience after they won a tax sale?  I called few lawyers and they quoted me for around $1000 just to get the title registered and $320+ per hour if additional documents are needed.  I should have few more lawyers returned my calls next week.  Any good recommendation of lawyer who knows tax sale?  It is just worrying that I needed to explain what is a tax sale to the legal secretary when I called those lawyers' offices.
I did all my title search and executive search in the land registry office, hope it can save some money unless the lawyer wants to do it again by him/herself.

I understood that all previous liens are dropped unless it is from the Queen or zoning or city regulation or etc., however, who is responsible to do this task?  I hope the city will do it, otherwise it will be another legal cost to be paid.  Is there anyone having similar experience?  Thanks.

I think it is either a locker or car park.  It said unit 126, level C on that title.  Please make sure that you are aware of a crown lien issued by Canada Revenue Agency.  Good luck!
