Hello to All,
The previous time I went to a tax sale was in 1976. It's nice to get back in the game. I've enjoyed reading the material on this site. It has helped a lot -- thanks.
I went to the Township of Stone Mills (north of Napanee) sale yesterday. I didn't see anything I wanted to bid on, but the whole thing was very interesting, very professionally run by the Township, and a worthwhile outing. Thought you might be interested in my notes:

1. Roll No. 11 24 110 050 08300 Minimum Tender Amount - $13,285.18
Notes: One-tenth of an acre: 100’x 44’. This property has a building on it, which appears to have been occupied at one time. However, the Township Clerk informed me that the property was “non-residential -- storage only”. This fits. Immediately around this property are a variety of garages and sheds that appear to be used as storage for boats etc., probably by cottagers who live in water-access only cottages on the nearby lake.
Bidding: One bid was received: $14,000.
2. Roll No. 11 24 030 030 05400 Minimum Tender Amount - $4,953.22
Notes: One-quarter acre: 230’x 41.5’. This property is under water -- literally! It is a thin, isolated strip between the road and the Napanee River. Most of the year it is completely flooded. According to the Township Clerk, you could never get approval to put any building or trailer on this property.
Bidding: No bids were received.
3. Roll No. 11 24 060 010 06800 Minimum Tender Amount - $2,931.93
Notes: Two-tenths of an acre: 49’ of frontage on West Street in the Village of Enterprise. This property attaches to Property #4 at the back/side. Together, the two create one very long, very irregular lot that extends from Lake Street through to West Street.
Bidding: One bid was received: $3,100.
4. Roll No. 11 24 060 010 06500 Minimum Tender Amount - $3,254.85
Notes: 1.43 acres: 147’ of frontage on Lake Street in the Village of Enterprise. According to the Township Clerk, this property has building possibilities. There appeared to be a building on the property, deep in the trees. It was hard to tell because of the very irregular nature of the lot. This property attaches to Property #3 at the back/side. Together, the two create one very long, very irregular lot that extends from Lake Street through to West Street. The entire property is very low, likely wet and covered in huge cottonwood trees.
Bidding: Three bids were received: $6551, $5001, and $11,500. The winning bidder was the same person that won the adjacent Property #3.
5. Roll No. 11 24 090 020 17120 –Minimum Tender Amount - $4,276.37
Notes: 1.06 acres with 292’ of frontage on Hunt Road. This was the most conventional property at the sale. According to the Township Clerk, this property has building possibilities. Two one-acre lots appear to have been severed from the surrounding farm. The twin lot next door has a house on it. The property for sale was low, flat and wet. The best feature is that it was only 200 meters from a paved road -- and there’s a herd of llamas just down the road!
Bidding: Five bids were received: $12,150, $7540, $5,200, $6551, $7005.

7. Roll No. 11 24 100 040 49300 Minimum Tender Amount - $4,808.08
Notes: 50 acres. According to the Township Clerk, it is totally land-locked. I did not attempt to see this property.
Bidding: Four bids were received: $6551, $5501, $6000, $5300. (Interesting to Note that the same person bid the same amount, $6551, for each of Properties #4, #5, and #7.)
8. Roll No. 11 24 070 070 07200 Minimum Tender Amount $3,196.09
Notes: 98 acres. According to the Township Clerk, the property is totally land-locked. I met a guy named Mike who had walked in to the property along a hydro line that cuts through the property. He said it was 60% wet land, but very natural and attractive. He and a hunting partner were bidding. (They came in 2nd).
Bidding: Five bids were received: $8551, $6555, $3205, $6440.09, $3650
