I have said before some of the numbers that have been mentioned for this property don't make sense. Leave aside the issues outlined in Madoc 2 and Madoc 3 threads; remember also the property is occupied. (Madoc 4 anyone)
Back to basics lets look at a realistic value. We can't look at the building but we can consider the land value. Here is a current listing of major riverfront property - 3600 ft (almost a kilometer) ; not contaminated like the Moira from a well known local realtor.

I purchased tax sale land 9 years ago and have lately, new property owners wanting to access their lands through my private trails. I had recently, a crown attorney harassing me saying this is an access road. It is my understanding you can deny trespassing on private trails if they have a road allowance available to you. Trespass law only deems passage possible if you are landlocked and not out of inconvenience or expense. It does not matter if it is unopened and not my problem to give them the red carpet treatment. Am I correct? I need help of wolves.

The bigger worry out of that report is the recommendation that Tax Sales list the minimum bid as the actual value (or assessed value I would assume) instead of the taxes owed. That would pretty much kill the tax sale game.
