subdivision investment opportunity

  For those who may be interested, I may have a rural subdivision investment opportunity. In the past, one of the members offered a partnership/investment deal on a subdivision. I have in mind the same type of offering to the members, but have to check to make sure that it is legal to offer it the way I have in mind, which is to do the projects through my limited company, as follows: anyone buying in would buy special shares in the company that would pertain to one particular project; they would get their profits out as dividends on completion (or intemittently if a large project), and sell the company shares back at the same price as purchase cost. They would then buy new shares when another project arose, and there are quite a few of these subdivision projects around, I have a knack for finding them, and I want to do this in a way that does not require a huge investment, yet would generate great returns. In this regard, the minimum investment would be $500.00.
 These are projects with perceived problems, and I figure out how to solve them and get them back on track. I'm open to partners because I'm building a new home and shop this year, and don't want to find myself short of funds. The first project has, altogether, over 15 & less than 30 lots.
