Surface Rights Only

What do they mean by Surface Rights Only.  We were looking at listings for smooth Rock Falls and see listings saying Surface Rights Only, does someone else have the mineral rights and what about the trees?

That means you cannot mine or attempt to get a mining permit.  In most case the province keeps these mining rights, I doubt someone else has your below surface rights.  This doesn't stop you from cutting down trees depending on what the city bylaw is.
