Environmental protection zonings

Has anyone every dealt with a property zoned with environmental protection in place. If so, are these zonings a hassle? Does anyone know the difference between EP1 and EP2? How would it reflect on future financing?

Thank you for the advice it is greatly apreciated. I need to do more research on this matter. I don't want mu first tax deal to be a sour deal.With this property in question,there is no hiding anything. Well visiable from all sides. I have talk to a few people at municipality and well it's the typical local yolkals. Promise the world but when it comes to nitty gritty it is a different story. This is what scares me I know The history of this property.

Be very careful on this one - especially if you really are a newbie. I also now understand why you asked if there are two classes of EP zoning. This one is zoned the way it is for a good reason. The issue that I have is that essentially an identical adjacent property has been developed.

One word of advice - normally on these there are no (or very few) bids. You might be able to scoop it up for close to a minimum bid. Your competition may be the neighbour - why don't you go speak to the neighbour and ask? .

Then I would breaking the golden rule of never speak to owners or neighbors. In this case are saying that it is alright to break the golden rule? I was making a joke - I guess a pretty bad one.

I wouldn't speak to the neighbour on this one because the neigbour will be your competition. This property is worth the most to the neighbour. The neighbour has probably never bid on tax sales before so he/she will bid close to minimum (probably). Why let him/her know that there is competition although the neighbour has probably seen tions of people already and will see more. Most likely the neighbour will approach you if you get out of your vehicle. At this point you can either play ignorant or at least downplay your interest.

On this one you are not likely to have much competition from us unless one of us spots some hidden potential. In that case, all bets are off. I am not aware of any hidden potential but I haven't looked closely.

I wouldn't lay any bets on that...Dave2 has a reputation for bidding on an plot of land that he thinks is right for sitting out all nite (24 by his side), and watch for UFO's.

1. Sorry you guys are too late, Netpred has taken all my beer budget for the year.

2.  Just a word of warning about the upcoming Trent Hills bids; the municipality has decided they want to make money off of UFO watchers. 

3.  If you want to buy some of the tax sale land, and decide to put a "mobile camper" on it. 

a) To do so you have to have applied for a building permit, no exceptions.
b) They are going to charge you a MONTHLY rental fee FOR YOUR TRAILER ON YOUR LAND.
   (They call it a liscensing fee but that is what it is);
c) Your might be lucky if they allow you for a year but you had better show some progress on your
    construction.
d) Make sure you do not donote blood because the local insects insist you donate to them and there  are are lot of them.     (I am going to put up a separate post on flooding risks)
