Failure to do research and Niagara Falls results

I was down in Niagara today so I went to the opening. Several were redeemed.
There was 3 pieces available.
Willoughby rd received no bids as it was landlocked crap
6236 Culp was the piece of the day. I have no idea of value and did no research . Had a 17k min
There was about 50 tenders . about 1 dozen dreamers in the 17 to 25 , about the same in the 60 to 75 about 8 in the 80's and the two highest were 90K and winner 96357
Of course there was the standard overpay comment from one douche who had a 22K offer. If you are on here , 30 people beat you by triple, STFU clown. The winner was in the room somewhere and really doesnt need to hear your opinion as you clearly know nothing as you werent even in the game.
Your mother should have taught you that If you cant say something nice...STFU
The worst example of failure to do research I have seen was on the Montrose rd piece. The tender CLEARLY states CALL about zoning and gives the number. If anyone actually had they would not have placed a bid.
This land is 175 feet wide but due to special zoning requires 200 ft. The land is zoned Rural however if you phoned or actually looked at the Niagara GIS planning maps under the official plan tab you would have learned that since 2010 the property is EPA Environmental Protection Area . This land is unbuildable A simple call or 10 minutes on the net would show you all you need to know.
I can understand one or two people missing it but there was 13 bids ranging from 7600 min all the way to 16251 and a win of 18100.
If the top two are on here. Check the zoning, call Niagara Conservation and then walk away and forfeit the deposits and take it as a lesson learned
For everyone else.. when the bid says call the planning dept...Call the damn planning dept...
If you log on I have attached the GIS image
