I have a piece of land and in the corner is a creek. The original lot lines from 100 years ago ran down the centre of the creek but it has meandered to where my neighbour owns a 16 ft x 25 triangle on my side. It is useless wetlands
I want to buy it for 5 kish just so the lines match the creek . Is that a 2 lawyer land purchase or is it a simple adjustment. I will need survey redrawn and committee of adjustment I presume.
Advice from the wiser people please as lawyers will cost more than the land and asking a lawyer for opinion will obviously be a silly move

this may help but I think maybe more complex then you want as it can also apply to a complete severance.

I presume this can be done as a contract between the parties and does not require two lawyers charging moronic amounts. Correct??

The possible problem is the property change registration in Land Titles. Not certain on that part.
Need someone with a legal background like Netpred to weigh in.

Best course of action is to contact a surveyor in the area of the property because he will not charge you for your initial questions. He will be well aware of those on the local Planning Board as well. Seems to me that you should apply for a Lot Addition scenario. The process is usually much less involved than a formal severance option but a lengthy process nonetheless because of the bureaucracy. Planning Boards are not always easy to maneuver as there is little consistency from one Municipality to the next. That's where a good surveyor is an asset. Good Luck Pfm!
