Do you need to do Title Search on Vacant Land?

I am planning to go for broke and bid on several properties next week all vacant land. To do Title search on these propertie will be costly
My question is whether you would need to do a Title Search on vacant land? My thinking is that a creditor would want to put a lean on property with something on it.

My thought on that would be that your always better off knowing as much about any property that your buying as you can and a title search will help you do that. Having said that if your a gambeler and want to risk loosing your 20% down then don't worry about the search go ahead and put a low bidd on them and see what you get. once you win the bidd then you can do the search. There is no law that says Thall Shalt Do A Title Search but there is one that says Buyer Be Ware. Good Luck

If you want to be a daredevil and take your chances that everything is OK ( and save a few dollars that it would have cost you to do the title search) then go ahead - you must have won a lottery if you have that much money to burn. I have property to sell, which you might be interested in - rather than just using it to light your cuban cigars with.
I am sorry to be such a downer on this one, but you have obviously learned nothing from all of the information which we have been posting on this site, and perhaps you should de-register yourself. With all due respect, you need to do your homework or you could lose big time. You must not be married since no one is checking your math for you, and kicking you in the teeth for even suggesting such a course of action.

I agree with Frank.. For your peace of mind and a small fee a title search is the only way to go be it a vacant property or not. In Ontario the search fee is a mere 8 dollars I do beleive. It's like buying 2 beer's..cheap , cheap, cheap!!

Well I should know better.
Over the last year we have watched the Tax Sales and tried to get up the nerve. So far we have bid on 2 both canceled.
I have found a lot of tools on the internet to access properties, but up to now could only afford to look at properties on the weekend. This means that in order to do a Title Search I have to get it do by someone else that can cost $50 to $100 per property. So I have been wondering what needs a Title search. It is risky and I think I will have to get searches done. I received one good email from a title searcher that told me that there could be leans on vacant property. Farm land could have leans from Farm Credit Canada, a developer or owner could have unpaid PST and/or GST meaning leans, unpaid income tax could result in leans
Up till now I have only been able to do my search on a weekend and not been able to get to the registry office. This has been solved by my former employer. Friday me an my wife will be off and spend 5+ hrs on the road to check out the registry office and see some property.
