One way to help you sell your property is to check local development charges.  In one municipality I am active in they are $4,000 (to get a building permit) Look what they are elsewhere in the GTA (this is a year old)

I live in Oakville....Gee what a shock we are number one... This town pisses money away like crazy.. and offers little for the residents..lots of stoplights and parking wardens ....

The tax base here is huge and growing like crazy  and the town just keeps burning it faster then they can scoop it up

I love hearing from Pfm1011 on these matters. His neighbouring municipality of Mississauga has lots of hidden little gems to try and keep up with his Oakville boondoggles. For example in Mississauga in addition to the development charges, a residential development has to pay a $78,000.00 stormwater management plan fee. I just sold a parcel in Mississauga where the purchaser received credits of 2/3 of a million dollars for residential structures to be torn down, plus a $78,000.00 credit with respect to the storm water management plan fee because of the existing buildings. The point is that today an old shack on a lot, especially a multi family shack, just may be a hidden treasure. And sometimes not!

If you want I will sell you a buildable 3.4 acre lot for $45,000 (plus HST which comes at no cost to successful developers like you and G2020) development charges included.  

You can even create a pond to put your boat on.  

Us guys out in the sticks of Northumberland County don't have the luxury of huge tax bases that a council burns it away.

Part bought at tax sale and part otherwise because I sometimes find tax sales too expensive  (If you buy it you get to read the deed which will give my secret away)

I agree with you that any environmental zoning is a landmine since the municipalities and conservation authorities have no idea and don't agree what it means. Thanks for the tip. I think that I'll stay out of any markets for a while given world events. Of course, if you like risk and have deep pockets, this might just be the play. 

As an aside, I can only wish that I have had the success that you have had. You keep pretending to learn from us when it is us that can learn from you.  I hope that one day I can finally win one from you.
