Toronto Sales tomorrow... is anyone attending?

I have my suspicions there is not a deal to be had but the results will no doubt be interesting.

I'll be there.  I will be the only guy there with a motorcycle helmet if anyone wants to come and say hi. Theres a lot of houses up for sale Im hoping to bid on the one that no one else bids on.  You never know.

I wish I could attend , but here is some info that may help. Sanford & Son are apparently coming in with some long green on the junk yard later today (30 Rockvale). Like wise for the store combo at 1623 Eglinton. The two best houses (592 Rushton and 207 Glen Road) are redeemed. Thus only 4 houses are not yet redeemed, and the semi with the TDCanadaTrust mortgage may not get redeemed until after the sale. With all the focus on the four houses, that leaves two low priced potential gems for world john to snafu. I would love to see that happen since I maintain that the best buys are the low priced ones that everyone else ignores. I will not be bidding them but hopefully someone is kind enough to let us know all of the results this evening. Best of luck ChrisCentral, world john, and all the rest of you taking a shot at the big TO.

G2020 - Just got off the phone with the City of Toronto - Apparently the property @ 592 Rushton is not redeemed and still available; at least right now it is.

Correct Tri-target. I should have said 8 Southway is cancelled and it was one of the two most valuable properties. The house at 592 Rushton may indeed not be redeemed if the "children" do not get their act together. 592 Rushton, 29 Vassar, and the two near the new Eglinton subway extension (478 Whitmore and 445 Winnett) are the four houses that I expect to make it to the sale. To bid just these four is a million dollar proposition, plus another half million for repairs, which is why I suggest looking to one of the low priced items is the way to play this sale. The City swithed from advertising in the Star to the Sun which appears to have resulted in a lot less interest than I would have expected in what is arguably the best tax sale in a very long time. Had they used someone like Tri-target to do the promotion I believe there would have been more interest and those tendering would have been a lot better informed. The City sold a tender package that contained only a tender form and envelope - no instructions on how to fill out the form and not even the most basic of information such as assessed value and lot dimensions that you have to go to the terminals in the city clerks office to retrieve. For 592 Rushton and 29 Vassar the add tells you "residential property likely occupied" - by whom, raccoons? Their package does not even give this tidbit of information. For $25.00 I was expecting something like I got in Springwater last year. Pay more, get less - I had better stop ranting before I start collecting bad carma. Actually I found all the staff in Toronto to be very pleasant and helpful. It should be a great opening today with lots and lots of tenders. While I was talking to the neighbours on my follow-up visit to 592 Rushton (oops, you are not supposed to do that) there were five different parties showed up to see the place and two had their contractors with them. That is why I suspect high attendance and very high prices.

Over paid and under worked... what is there to be upset about - you gave them something to do    <Now that may get me bad karma but it's my opinion of the broken civil servant system we have in our day and age ... and that's the cold hard truth... at least in my mind

from what i found these house,s are in a 5-600,000 areas and not the best ones there,,

I can never understand why people in this forum never want to meet up.  Worldjohn is a very very interesting person. 

Next time you drive the 401 east about an hour from Hogtown give me a heads up and we can get a coffee or something stronger.  (I love betting with Netpred, he never collects his bets. ) I am really lucky he is only this way about once a year. 

Love to trade tax sale opening war stories including mixed up envelopes and contents.  Best is a true tax sale odyssey well north of Toronto, better then Homer's epic of ancient Greece that I had the privilege of participating in and I am sworn to secrecy about the other guy who really knows a heck of a lot more about this business then me. It included being marooned, mountain men with their really (really) big dogs, a property I wonder if it was owned by the mafia.

Only sorry we did not have dark blue suits and sun glasses.  Best exchange was with the long time treasurer, who my much more knowledgeable friend asked a question and was greeted with the response, " Who are you guys, no one has ever asked me that before."  You should have seen the jaw drop even further when he started a five minute discusision what the treasurer thought about the ACMT instructors.   

It takes one of those to realize how little I know. I will take that over the Greek Illiad and Odyssey anytime.  Of course the properties were redeemed but that is the tax sale business.

This morning I received a call from the City of Toronto with the vetted results for each of the 20 properties. They have now decided to post it on their website, which should be available sometime tomorrow. I was going to list all 20 here but one of the ones that I have as no bid, probably should say redeemed - I know because it was one of the six that I submitted a tender for. It is getting almost impossible to make a tax sale profit anymore, but it is just as much fun as ever. Cheers!
