Does anyone have experience with purchasing owner occupied tax sales, good or bad? I've not considered one to date for the obvious reasons but with upcoming City of Toronto listings any feedback will be welcome.

Hi: I am also new to this type of purchase. I can't understand how anyone can let their tax arrears lead to such a situation. Don't people usually sell their homes, pay their taxes and move to something affordable?

There might be a slight problem with that approach Kay Fisher. You can't evict someone without a court order so the police won't help you because the previous owner will have mail addressed to them and things in the house that belong to them and the police will quickly discover the statement you made isn't entire true. Which could cause you to end up in jail for false statements, etc.
The only way to get the resident to move is to take them to court.

I'd send them a letter by Registered Mail offering to sell them the property at it's full value or to give them a month to vacate the property. Give them 10 days to respond. Afterwards, serve them with a form N5 if they don't respond. (
