11500 for Sallows is an absolute steal to an adjacent landowner, That piece is extremely "well bought" and probably one of the best deals I have seen in a year or more. They have easily added 50 to 100 to their land value.They will be adding 47 feet of frontage, around 60 ft of waterfront to their property and doubling the lot size of their cottage ( extra .4 of acre), Any cottager would pay 50 to 100 to double their lot size without even blinking. If they were smart they would leave it under a different name to keep their assessment low for now. ( Under the planning act if two adjacent lands are owned by same owner they can be merged without owner permission and therefore your assessment would go up substantially)
