The first time a "For Tax Sale" sign is seen (by me, anyways). It's hard not to wake up the neighbour, isn't it?

I thought that was kind of interesting. And right beside the "tax sale" sign there is another sign "for sale by the owner".

But a bigger question for the pro's about planning ?
Sallows sold for 11500,probably because it was open space?
Impossible to build?If so ok,but if not OH MY GOSH!

Sallows was only 47 feet wide and is open space. It only has value to two people, and they live on either side, Its a great deal for one of them but garbage for anyone else

17777 is a little too much if you think to make some profit. I guess the neighbour wanted it with passion.

11500 for Sallows is an absolute steal to an adjacent landowner, That piece is extremely "well bought" and probably one of the best deals I have seen in a year or more. They have easily added 50 to 100 to their land value.

They will be adding 47 feet of frontage, around 60 ft of waterfront to their property and doubling the lot size of their cottage ( extra .4 of acre), Any cottager would pay 50 to 100 to double their lot size without even blinking. If they were smart they would leave it under a different name to keep their assessment low for now. ( Under the planning act if two adjacent lands are owned by same owner they can be merged without owner permission and therefore your assessment would go up substantially)

I have to disagree with everything you've mentioned.. except for it being a steal.

This was just a case where the land was useless except to the neighbour.

If you think 47 feet will add 50-100k on a lakefront property on THAT lake, then you either don't own lakefront property yourself.. or you're crazy.

A couple 1 acre lots in the past 2 years didn't even go for that.

Check the recent sales. Nothing on the lake on Bayside or Sallows has sold for under 200K in the last 2 years. 11 sallows 1/5 acre 310, 41 sallows 1/8th acre 235, 21 sallows 1/5th acre 210

Are we taking about the same lake? , Isnt that Georgian bay?

Either way. 11k is a damn good deal for the neighbour
