Tax Sales Risks

I've been reading the forum and it is very informative, I think this is something I'd like to do. I'm interested in properties quite far north, like 150 acres of bush in the Cochrane area, for a getaway for my family. But after reading about all the risks I feel slightly uneasy. I would like to ask the experienced tax sales hunters out there to please give me there opinion on the following question:
What are the odds that I will run into legal issues or problems after purchasing the kind of acreage mentioned above? Are the odds very slim? Are these types of problems more likely to happen when purchasing commercial lots in the city?

The odds up north can still be risky as there was alot of "speculators" who left crap on the land but not as bad an old commercial site where people just walked away versus cleaning.
The south you have a pile of Tannerys, metal platers , dry cleaners etc which are complete "runaways" The north has old mines, pulp and paper, gas storage on site and old transformers ( PCB)
