Was down at marineland so I went and checked out the two acreages of townline road
Both zone agriculture so forget subdividing

This one is empty land which is overgrown It is "moist" not swamp but really definitely not dry.Nothing too interesting . Big problem is the hydro lines running between the two properties. Its 30 ft towers but high voltage.

This one has an abandoned shop , looks like mid to late seventies . It looks like it was very well build but abandoned , so needs roof rebuild and windows etc but brick structure looks very sound .
Few old truck boxes full of old parts and crap lying around. This building is directly beside the hydro lines so forget converting to house. If you are local make a great "man cave" for playing with old cars
Land very wet and has a line of EP running thru it (fort erie official plan) If anyone gets down there take picture of shop
If it wasn't for the hydro lines these two pieces might be worth chasing. Two country lots out that way would be worth 75K but the hydro lines really hurt that value.. Toss in old shop and crap and its dropping severely
So unless you are local and could use a nice shop ..forget these two ..If you are local and can use a shop..take a look at these but be careful with pollution..
Combine the two and build a house in the north east corner away from the lines , use the old building for a shop or small business and you might have a good setup...If you want to live in that area
Of course this is presuming that there isnt a body in the well ( cistern ??)
If you are thinking of biding on these two, look into the EP setbacks and Sumner rd woodlot (possible conservation lands) before writing cheques.

Here are the results..first two seem high for living beside hydro lines.. is funny how close the 1 and 2 are ..someone has played the game before

I looked at 58 Lillian Place once - well, however got it for 50K - probably is a ok deal. It needed renovations but overall at 50K the person will get a nice profit
