it means just that ..Zone Specific - Existing Use .. The land can only be used for what it is being used for now, any other use will require rezoning
What is it presently??

That is what I found, it will save your time:
Within an Existing Development (EU) Zone, no person shall use any land, or erect, alter or use any building or structure for or
except such purposes and according to such provisions as set out in the following sub-sections.
21.1 General Use Provisions:
21.1.1 Permitted Uses
Main Uses
? Uses existing at the date of passing of this by-law
Accessory Uses
? Accessory uses to the permitted uses existing at the date of passing of this by-law
21.1.2 Permitted Buildings and Structures
? Buildings and structures existing at the date of passing of this By-law.
21.1.3 Zone Standards
As existing at the date of passing of this By-law.
21.1.4 Provisions for Residential Uses
a) Existing single detached dwelling, as existing at the date of passing of this By-law, is permitted to continue to be
used for residential purposes;
b) No new buildings or structures or expansions to existing buildings or structures, either horizontally or vertically are
permitted in the (EU) Zone. The restriction on expansions to structures also applies to docks and decks.

I looked at low rez aerials and it appears there is nothing on the property , If anyone has visited the Archipelago please confirm.
so this site will need rezoning to build a cottage .It says it has 150 water but Im not sure if the road is a municipal rd so check all that before bidding. Would suck to buy it and find out you have a vacant lot forever
