Anyone have info on the properties listed in Tweed.  Not that I want to peek your interest in competing LOL, but I would like to know some more about the properties.  eg. lot size, building if any...And does anyone have some useful tips on bidding.  I know that there is info in the blogs that I have read but memory fails me now and then.

Any help for a newbie would be appreciated.

2 landlocked properties. One looked interesting.

I was out that way for other reasons so I passed by this one to have a look. At first I got pretty excited, it was obviously rundown and a prime candidate for a tax sale - exactly the type of property that may go on a tax sale. The cottage needs serious work from the outside including probably foundation work - there is a huge step crack in the blocks right from the top through to the footing on one side. Rottng roof, side deck had fallen away etc etc.  My guess is that the interior is even worse. So I naturally became excited and hoped that we wouldn't get the 2 or 3 crazy bids that we had on Paradise Lane last year. As an aside, even the Twnship people were stunned by how high the bids were for the well ventilated cottage with 20% of the roof missing.

Anyways, after getting pretty hot on this one it slowly dawned on me after closer observation that it was occuppied so I beat a hasty exit. It is not abandoned and I would bet that it will be redeemed.

 If "it slowly dawned on me after closer observation that it was occuppied" and "not abandoned", a "bet that it will be redeemed" might be a bad bet. What would have happened to Dave2's island if someone had done some deep investigation and found the cottage? If bidders get easily dissuaded, someone gets a sweet deal. There is no guarantees that the occupants are the owners, or that the owners will (or are able to) redeem. Folks, in spite of the fact that a lot of members are very generous with their insights, and information generally, in the end you must put in some effort, and some brain strain, and formulate your own decisions. Good deals, generally, don't fall into your lap. A number of us have been lucky, some small-time lucky and some big-time lucky, but: know what? The harder you work, the luckier you get!

It may or may not redeem. I don't know. But, when the hydro metre is working, there is a car (a junker) in the driveway, and stuff hanging on the line in the back it means that it is probably occuppied. It did not look occuppied at first because of the shape it was in. Occuppied properties usually redeem. This one probably will but it might not.

If anyone wants to bid on it they should take a drive out and have a look thenselves. If anyone wants to avoid bidding on occuppied properties, I saved you a trip.

It is with occupied properties that women have all the advantages.  Based on an unrepresentative sample most of the women I have met at tax sale property events are beautiful.   

As a result they can get access and investigate property in ways I cannot get away with.

I spoke with the Municipality and the taxpayer has indicated that #3 will be redeemed. It may not, so do what you wish with this information, but I am putting this one to bed. Of course if everyone does this and the property does not redeem, you might get the place for near minimum.

  Netpred, thanks for giving me a really good chuckle today: it's a perfectly logical answer, but I was thinking of the reason it is rundown being that it's a rental with no upkeep, or owner on their downers, or they just don't care, etc. If the members and lurkers are put off and do not make any bids, the owner has gained more time to catch up the taxes, and the municipality have to go through it all again or take possession. I encourage everyone to put in their (perhaps first) bid if it strikes your fancy.

I don't think that it's a rental - at least not in the sense that the Tweed duplex was last year. Some people just live like that. Maybe they got it from their parents and don't care.

If this one goes by tax sale there will be a handful of bids near minimum as there were for Paradise Lane last year. However, if you are serious about this one, the question is how much more than 50k do you bid? Otherwise you would be wasting your time.

Again, I may be wrong and if everyone sits out it may go for near minimum. I would not, however, bet on the happening. In fact I would bet anyone here $100 that it goes for 50k plus if it is not redeemed.
