When is the best time to sell a property

A couple of years ago some senior members of this board questioned my interest in far northern Ontario properties.  I picked up some Large acreage properties etc. with year round road  and services at lot line etc.  While I didn't go as far as Franks favourite of Moonbeam, Cochrane is up there.

There was a reason at the time that I didn't publicize: Best shown by reading following articles.

Now as things ramp up with this big project near a town of 4,000 people, an interesting question? When is the best time to sell.

Well, without trying to sound like a complete a##hole, the best time to sell is when some one shows up with money. 

Actually, the reality is that you need only one purchaser. So anytime is good if there is a buyer.

The best time to sell in the Cochrane area is 8 years and 3 months from now. Not a minute earlier! The first trauch of arrivals do not bring their families - they are gunslingers that move from project to project and do not even buy homes, let alone recreational property. The second group are the operational staff that have to buy recreational property to rationalize why anyone in their right mind would actually enjoy residing there in the off season. List, and sell in the autumn while your listing is still fresh, the bugs are gone, and everything outdoors looks wonderful. Oh, and buy the way, the tax sale season appears to be over. Only Dave2 seems to be good enough to make smart buys wherever, and whenever. Does anyone know when the best time to buy was?

Just a quick observation:

This is a remote camp site.  Like an offshore oil rig two weeks on two weeks off longterm.  Key operations staff are currently being hired even though mine production is over a year away.  Here is the current listing.

These are the people who will want / can afford larger country acreages.  We are also not talking a lot of money here.  $300 an acre is probably maximum the market will bear.

I keep saying the problem is not buying cheap northern Ontario acreage which I can buy lots of.  The key is finiding something in an area that will sell.

The smart time to buy is always the quietest.  Normally that is in the off season but if the volume of discussions on this board is any indication it maybe this summer. 

The claim that I am a ____ whatever is a myth. I am a lot less successful than a number of board participants; yourself included, as I believe the only time I am reasonably certain we went head to head, you won and I lost.

As an example look how many bets I have lost with Netpred.  At the rate I am going he will be able to make water (no I should say beer)front of any property he buys. 

The old saying still waters run deep applies; the more quiet it is the more likely something is going on.  These things go in cycles.  If you do have the fortune to buy something, you have to spend more time (a lot more??) selling. 

I will get back hunting one of these days if I don't get bankrupt buying beer for Netpred in the interim.

  Land developers make out like crazy, financially, so the best time to sell is the day after you get one or more registered subdivision(s), when you can sell lots. With no lots available, of any size, in the numbers that are going to be needed, you are pretty well guaranteed co-operation of the highest degree. The other thing is that I believe you can offer the lots for sale, and take deposits in trust, while the process of subdividing is in process.

This can be true , but there is a pile of dead subdivisions and broke developers .  and  absolutely no shortage of land up there.  You will get sh*t for a lot up there . Servicing costs etc would make this a thin margin project    .I'm with netpred..sell it now

You are not local so you cant develop , the best you can do is subdivide but never actually put a shovel in the ground. Time is limited as the mine brings a fixed number of jobs and related jobs and that's it. It will not be the beginning of long growth.   So unless you are ready to go soon you will miss the boat


Since you are not local ,you will be behind the all the local in the appoval process and I can assure you you will get mysterious  delays if any local wants to do a similar project.

I would give it to a realtor and take a profit based on the hype of the mine, as the reality is that mine will do very little to value of big land parcels .    let the locals do the hard work and take the risk when it comes to subdivisions

My grandfather invested in cochrane in the 30's or 40's and like most people, got slaughtered

Mine or no mine..that towns land is worth very little an acre

Take the profit and move on to the next land flip.  If you get 50 k for it you have tripled your money.

hand it to a realtor  ..let them do the work for the 5 %  while you spend your time looking  for more.   You are 500 miles away..it costs you hundreds just to show it   Realtors are your friend when you are selling..your enemy as a buyer

Same as thessalon..hand it to a realtor, you are coming up on 3 years are you not??  Like it or not.. MLS is where everyone looks..

Even as a seller..... they are like cow sh*t in a garden..they make your flowers nice and healthy , but no matter how you market it..its still just cow sh*t
