As always they have one to attract people to come to the big town of Campbellford. (500 feet of waterfront, with over 10 acres). (for some reason these always redeem or the local conservation authority has them tied up in knots )
Dave:As always I am a bit ahead of you.Anyone who is interested in this property should contact the Lower Trent Region Conservation Authority and ask to speak to someone about permits. I can give anyone the name of the person to speak with by pm. Tell them that you are interested in a waterfront property on Wilson Island (aka Anderson Island) just past Tomkins Lane. You will have your answer. This is a flood plain that actually can be two or three feet under water. The island has been evacuated in the past and will flood again. Remember, I am betting that there will be a tender. That can only happen if the property does not redeem. If it redeems, you win and I lose since there will be no valid tenders. Of course, useless POS properties never redeem .

EP zoning is relatively a new thing. Most of these properties had rural or seasonal zoning 20 or 30 years ago. Many people built cottages but some did not. Then the conservation authorities decided to become more important and started expanding their scope of activity. At the same time, we saw the emergence of professional planners who knew better than others on land use issues. As a result, most municipalities have changed their official plans and have adopted EP etc zones while conservation authorities continued to increase regulation in areas deemed hazard. So what happened to properties that were buildable at one time, became unbuildable almost over night. It is unfair that those who built cottages scored while those who sat on their property were shut out. Many owners of these sterilized properties stopped paying taxes on essentially worthless properties. These often go on tax sales.
I have friends with existing cottages who have been told that most of their property is EP and there will be no further cottage expansions...so much for the new gazebo.
