Hi,
I have found some land zoned "Environmental Control" which means no development. Is land zoned this way worth buying ever? Or is it something to stay away from??

It depends on the control that has been put in place, and what you plan to do with the land. You should contact the authority that has the control in place to see what the limitations are. I looked at a lot that was classed as PSW (provincally significant wetland), it was a woodlot. I had pre-conceptions that being PSW meant that I could not harvest timber, turns out there were no restrictions on harvesting timber, just conditions on setbacks for buildings etc.
What I learned from this experience, is that each property is different, and you have to contact the authority to find out what restrictions are in place. Part of the homework.
