$101K minimum would indicate more than four (you have to add another year for the registration to take effect) years of taxes owing, plus fines and other municipal charges for the boarding up, and then there is the City's charge for conducting the tax sale process.  May have been a clean yards issue, and the Municipality came in to do the clean up.  Perhaps a grow-op, or the inside has been gutted by fire and the guy had no insurance...so he walked.   You can bet that there is a serious problem with this one, and make your bid on the value of the land alone, with an allowance for demolition...perhaps with some extra costs for disposal of contaminants...just saying.

It may not be all bad.  With an existing structure you may be able to avoid development charges which I believe for Oakville were an Obscene amount greater then $70,000 per lot when I last checked.

In its present condition looks like a perfect one for the west end crowd to go ape over.  

time for us east enders to take a break and let the skiers and big city dwellers have their turn.

Actually the DC exemption would be just under $50k., however the real unknown factor in this one is the cost to demolish the existing...not much room for heavy equipment to move around, and disposal fees will be extreme...I'd estimate $50k, which would remove the DC benefit.  I wouldn't expect a whole lot of bidding that is more than a hundred over the minimum on this one....unless people don't do their homework.

Frank, the article you linked to doesn't say anything about a fire, just that Tucci was fined repeatedly for not keeping the place properly boarded up ("fire code inspection report").  Based on google, the roof looks totally intact -- not what you would expect if the place had been gutted by fire -- would need to do a drive-by to verify (but I'm not even remotely interested in this one).

I found an  article that said that there had been several fires caused by vandals. talked about the fire department sealing it up and kids breaking in almost immediately. Apparantly this has been going on for years

Sounds to me that this is at a minimum a complete gut to the brick . You have to appreciate that the articles are from 2007  so there has been 5 more years of fun at the house

Picked up tender package today, I was just past half way down page 4... guessing 40 tender packages out so far.
Another gentleman in at same time, he said he checked into demolition permit. Was told $40,000 for permit and needed $100,000 sureity. Man this town knows how to make money!

Talked to a neighbour, it seems that a father built/bought the house for his son who was having some health? issues.  Apparently they just walked away and left all the furniture, etc. inside.  It appears to be ok structurally.  I am going to attend, just to see what happens.
