Any chance you could hold over your listing information on expired tax sales for about a month after the sale.  I recognize it should be another category like expired tax sales or something similar.  The most ruthless and successful people like this guy  here never say anything (if I am lucky) until they have the deed (about 2 weeks after the sale) or not at all.    However like wolves even if we don't see them sometimes we can smell them when they have a made a kill. 

For me at least once I smell them, it would be nice to be able to go back to compare and see what they have got and what I missed.

Anyone else of the same opinion?

Dave - We are just in the process of showing the 'Past Tax Sales' again - This won't be happening right away but we have been documenting every sale and keeping all information in a private section as we had displayed previously when the sale was current.  In about 2 months time we will have this section of our website unlocked and accessible again as well as a results section, though they will both in a sense, coincide with one another.  In a nut shell; all of the information you want us to leave up will be posted very soon and will remain posted for all to see free on our website.

I too agree that this information is a great assistance in understanding the market of Tax Sales - Thanks for your question Dave!

Biggest disappointments I have in this business is the missing the ones I should have bid on and losing bets to Netpred.

He sure does like to drink expensive beer and sometimes I wonder if it is all part of a strategy to keep me from bidding by bankrupting me.  I knew I was in trouble yesterday when he showed up with a designated driver. (In the past it has always been affordable because Netpred does not take any chances with the cop's breathlizers.)

With some of the bids we sometimes get it is hard to determine if I missed something important and kick myself or someone overbid because no one does/should say anything until they have the deed.

Two things that I can say about Dave. First, he simply cannot win a bet. If he was to bet that the sun would rise in the morning we would have a total eclipse. Second, he pays his bets, happily and with good beer in the finest of pubs.

Unfortunately for Dave we placed another wager yesterday but it has to remain private untill I win it.

Now, about Tri-Target. I am not a fan at all. All of these companies (and I include this board) have the effect of driving up the prices of tax sale properties. However, unlike another company, Tri-Target does not seem to being in a position of conflict and does not influence the process by providing advice to municipalities that may or may not be accurate. While the information that these services provide is obviously useful, it is available to everyone. One discussion that Dave and I had was about old-timers and how the opportunities must have been far greater in the past.

I can understand completely; There is nothing worse than those ones that get away! There have been a lot of exceptionally high bids this year...quite the change from the last few years (and its still climbing), I can say a few times i have wondered why these folks are bidding so high on some of these properties. Some of the others i understand, but the high bids on properties with crown interests and other major issues etc. this year have left me baffled on more than one occasion; its painful to see at times - I am hopeful that there is a method to some of the insanity; at the same time, in a worst case scenario its all educational in the end.

Next time I am in the area I will definitely get in touch - You can count on that!
