Its a very cold but beautiful November day on the last Saturday of November before you settle in to see big game on Sunday and see if you owe spareribs (Toronto used to be called hogtown in the old days) or will get some steak because of bet with a Calgary based family member.
Unfortunately it is a working day as you try and solve the problem that no one talks about in this crazy "------" (fill in your own words). The senior members of the board, and even the professionals of the business like Ontario Tax Sales or Tri-target never mention it.
Unlike the smart members of the pack who have solved this problem, Your boss has her own way of reminding you that you need to solve it, as she has recently directed you to the new house designs on the following website

There is a light coating of snow on the car that you brush off before you start. It will be the last day of fall before the winter driving sets in but the snow has melted on the roads and the roads are clear and dry.
It is a meeting that has taken all fall to set up but finally with the pre Xmas slowdown, people can finally spring the time. You meet your party; a seasoned veteran of the Toronto condo scene; who you are trying to interest in a new area of business; country property and particularly land.
The bare stark bare landscape of November woods passes as you travel swiftly through the deserted countryside. No one else on the road as what fools would looking at country property at the end of november.
As the miles pass you note the changes in the stark November landscape and file them away in your mind for later. As a home body territorial wolf you should at least know your home hunting ground. You stop and discuss a property you have for sale and you feel is cursed. Goodness knows how many trips; several offers of purchase and sale and still no takers. At least it has not cost the usual beer toll levied by Netpred.
Just down the road you show another property. Not easy to reach and probably by next weekend you will need a snowmobile. One that you and all the local wolves all passed on. Even your personal "bete Noire" as the french say. (see photo)
Unfortunately for you, you did not count on an out-of-towner; a stranger. One of the true elite in this business I call a "free range wolf" who range all over Ontario, who decided to drop in and show you and all the other locals how the "pros" do it.
Not only did this wolf snatch it; he turned around and as I understand sold it before the tax sale deal closed. The town will pay all his legal fees.
Oh the "panache" as the French say and as you sit there in his dust with your jaw hanging open.
All you can do is tip your hat and and resolve to wisen up for the next time. A pro has just shown you how in an ideal world the business could be done if you had the "cojones" as the Mexicans say to do it. I mean has he never heard of the business curse of "redemption". Selling something before I own it is not something I will do.
But that is why I am a boring homebdy and he is one of the free ranging elite.

haha eloquently put. This elite lone wolf must have made quite an impression. But there are lots of elite wolves out there. Lots of us get our time in the sun, our lucky days where we get an amazing deal or an great island or sell a property before it ever even gets transferred into our name. But I'm sure this elite wolf you speak of appreciates the compliments.

Almost all pro's... very few con's... with the exception of ridicule from the members of this board - who in the same breath would likely grant a high five should there be a good story there.

this same guy offered me the car for one of my properties. I would have considered it except for the fact I get enough beautiful women with my motorcycle. Maybe in a couple of years when the mid life crisis kicks in I'll go for that car. When I offered land for trade I also got offers for everything from tiger cubs to watches made from the titanic. I think I'll stick to good old fashioned cash for now.
