Owner won't move

So I won a tax sale, owner still resides on the property.  How do you remove them?  Do they have the same rights a tenants? Are they trespassing?  Since i now own the property do I own everything on the property, boat, 3 wheeler, their couch?  If they move a take there stuff are they stealing?

I base this response on information provided by others, namely G2020, Frank and Dave

First, you do not own the chattels. These remain the property of the previous owner. Dave started a thread (when he wasn't p&ss&ng people off  ) on this topic so search for it. The answer is there.

I also recall posts about evicting the owner. I think that the consensus is that you need to get a court order and have the Sheriff perform the eviction. So, you will need a lawyer, several months and a couple of thousand in legal fees. An alternative strategy is to approach the former owner and offer him/her the chance to stay on as a tenant. The risk is that the former owner is not likely to be too happy - be prepared to run and maybe worse.

This is a real area of concern for those who are "fortunate" enough to win a house by tax sale.

One thing, I would try to get the place insured asap - just in case.
