I am looking at several properties and most of them have people still living in them. How does one handle upon a winning bid the eviction of the current residents. Also how do you ensure that the property is not damaged beyond normal wear and tear when they move out. The current residents will obviously be very spitefull once they find out they have lost their home. For example what if upon moving out they decide to break every window in the house, smash the toilet, flood the basement and remove all the kitchen cupboards? I want to be able to plan for the worst case scenario, so any feedback is greatly appreciated.
