a couple of cautions:

1) Remember with Sherrifs sales existing encumbrances like mortgages are not automatically removed like tax sales (excluding government claims in tax sales.)

2) Remember as well you may pick up only a part interest in the property which will tend to exclude conventional mortgage structures.

The welland piece , Bryan  appears to be the sole owner...so you dont get to sleep with his wife however I have no idea of mortgages so start your due diligence

Area sale values are anywhere from 150 to 220 so you are nowhere near GTA values for the houses so be careful, I have seen taxsale houses in the area be extremely overbid  by people who are use to GTA pricing

Hamilton..If you win the house will come equipped with a girlfriend....... you are only buying half so you might want to drive by and see if she is a keeper
