Questions for senior, knowledgeable and experienced members of the board

It's quiet in here ... everybody is enjoying a tax-sale free summer?
I am sure this type of questions and answers must have been covered here and there throughout the board. I just gave up too soon before I could find any. Questions:
1) What can you do to prevent your win from being damaged (purposely perhaps) AFTER you win, especially in cases the property is occupied.
2) How much time, if any, do you have to allow (legally or properly?) the previous owner or occupant to remove their belongings out of the property, especially in cases when you do like some of their belongings to stay? ;-). My past experience is obviously not representative - I simply hired a local guy to take whatever he wanted and buried or burned or hauled away (to the junk yard) rest of them.
