Where can I find the assessed value?

I an interested on properties listed on MLS to figure out the assessed value. The real estate agents are not willing to do that disclosure. Are there any web pages to get for free the assessed value?
MPAC is providing for free information just for your property and eventually neighbors when is requesting a property re-assessment.

Real estate agents usually do not display the assessed values although they most likely give you the numbers (if they have) when you personally approach to them.
I signed up with MPAC earlier today and paid them $14 plus HST to get a basic roll report on a property in Ontario.
Shortly after, I have decided not to go for that property.
So, here goes my latte money down into the drain again..
I guess you should be willing to spend some in order to make some.

Ask the agent annual taxes and apply the local mill rate..... There is your assessed
But what is the point as assessed is nowhere near true market value unless the house recently flipped. You need neighbourhood sales to determine value and the agents have that but wont give it to you. They prefer the " I think it went for" bullshit.
It cost over 3k a year for you to get that info.

Assessment values are a matter of public record and are on file in all Municipalities....some have them online (as in the case for the City of Hamilton), others have a computer kiosk at their city hall, and others have them by way of al roll book. This information can be obtained at the Clerk's office and is available to the general public...but in most cases you must go to the town or city hall to get it.

The "About my Property" tool on the MPAC website has valuable information available for properties across Ontario. It is intended to help those who want to appeal their property taxes to put a report together comparing their property with other comparable properties in their neighbourhood. The beauty of it is that you can expand the map and reach into communities across Ontario. In addition to assessed values, you can also get sale prices if a sale has occurred on the property in the past 5 years. To access, set up a login and have the roll number and access code of a property that you currently own (this is sent out by MPAC usually in November every year).
IF you are actively buying properties (tax sale or otherwise) and are not a R.E. agent you will definitely want to check it out!
