Can the owner sell?
« on: October 15, 2021, 05:02:18 PM »
Let's say a property is up for tax sale tender. Can the current owner sell that property with taxes outstanding? If so, will the taxes owing be paid automatically by the lawyers before paying the original owner?

Yes but must be done prior to sale . That said the city would morally have to cancel the taxsale if the seller had his lawyer give an undertaking to pay from proceeds.

The treasurers have to give the taxpayer a lot of leeway. Most taxsales that don't redeem are dead people or "dead companies". If there is value in the home the owner can get credit to bail out the debt.

You can but you definitely have a lot of explaining to do to the buyer, which ain't easy. The recent Newmarket taxsale was successful. At the same time the property was also listed on the market for sale. The owner was too broke to get enough credit to redeem it or he/she just bet on taxsale to get more proceeds maybe.

If you look at his history no one would touch him.He was a real piece of work.  He had repeatedly sued school boards , the city and even scammed  a mens support group  If you lent him a dollar he would have sued you instead of paying you back....

600k seemed like a deal but I didn't go check it out as I was busy renoing a rental home.
